Condominiums and Beach House Rentals

Some minimum lengths of rental apply during certain seasons as well as weekly restrictions that require Saturday to Saturday rental.

Minimum age requirements vary from property to property.  Some Associations mandate a 25-year age minimum to reserve.  Proper I.D. is required at check-in.

Monthly reservations are available from November through February on select properties and must be booked by calling the office at 251.948.7000.

Rates are subject to change. 
 

Rental Payment

We accept U.S. currency, traveler's checks, American Express, MasterCard, Visa and Discover credit cards

When paying advance rent by check, please include your reservation number and mail to Gulf Shores Rentals, Inc | PO Box 496, Gulf Shores, AL  36547.  All funds must clear the bank before balance due date.

Initial Reservation Payment is payable by credit card at reservation time.  It is a portion of your rent and will be applied to your grand total; therefore, it will NOT be refunded following your departure.

Guest are responsible for payment of all nights reserved, regardless of your actual arrival and departure date.  There are no refunds for early departure.

A non-refundable processing fee is due at the time of booking and applies to all reservations.

Lodging tax varies by property location.

Security Deposit/Waiver

The processing fee includes a damage waiver program fee.  Gulf Shores Rentals will waive your liability for unintentional damages to the rental unit that occur during your stay in an amount up to $1,500 provided that all such unintentional damages are disclosed to management prior to checkout.  Any damages that exceed the applicable waiver limit or intentional, malicious acts will remain your obligation and may be charged to the credit card on file (if for any reason such charges are not able to be charged to the credit card on file, you agree to pay us within ten (10) days of notice of such charges). 

Condominium Payments

Daily/Weekly stays:  30% is due at time of booking.  Balance is due 30 days prior to arrival.

Winter Monthly's:  One month's rent plus tax is due at time of booking. This secures your reservation and stands as your security deposit and is subject to being forfeited if cancelled 90 days or less prior to arrival. Unless, the property is booked for the same dates and rates.  The First month’s rent plus all fees are due at check-in and remaining month’s rent is due at the first of each respective month.   No refund will be granted for early departures. 

Beach House Payments

30% is due at time of booking and final payment due 60 days prior to arrival.  

If booking within 60 days final payment is due at time of booking.

Confirmation

All confirmations will be e-mailed to you after your initial payment has been processed.  The confirmation will list rules, regulations, dates of stay and property information.  Carefully CHECK your confirmation for accuracy and call 251-948-7000 immediately if any corrections are necessary; otherwise; it will be assumed correct.

Rates, descriptions, furnishings, amenities (including pools, hot tubs, etc.) and availability are subject to change WITHOUT NOTICE. No refunds will be issued for changes made by individual property owners or unavailable amenities.

Substitution of comparable properties may be made without notice or liability, should the property you reserved become unavailable for rent.  

Cancellations, Date Changes and Property Changes*

Cancellations and date changes must be received 90 days prior to your arrival for winter reservations, house 60 days prior and condos 30 days prior;  less will result in forfeiture of your entire payment.  The processing fee is non-refundable at any time.

Refunds are only issued for cancellations OUTSIDE of the cancellation date range.  Refunds do not include non-refundable processing fee or the cost of insurance.

NO REFUNDS are issued for cancellations or early departure due to inclement weather or personal circumstances inside the cancellation date range. 

Rental Occupancy

The listed "LIMIT" number indicates the maximum number of occupants allowed in a property at any one time. Infants under age 2 are not included.  

Atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained at all times.

All rules and regulations at each property must be strictly observed.

Only responsible adults of legal contractual age may contract for rentals.  Legal renter named on the rental agreement must occupy property during dates listed on the agreement.  Identification must be furnished upon request.

Absolutely NO HOUSE PARTIES ALLOWED.

*Note: Violations of rental occupancy restrictions are grounds for immediate eviction and forfeiture of rent.

Parking

Here on the Island, especially close to the beach, parking is limited. Please make your travel plans accordingly; exceptions will not be made. 1 to 2 vehicle passes per reservation (determined by the respective property association). Some properties offer boat trailer parking and pier facilities. Otherwise, boats, trailers, jet skis and motor homes are NOT permitted in the complex parking lots. Beach House parking space varies.

Fireworks

Fireworks are strictly prohibited by law at all properties.

Maintenance

Report all maintenance issues promptly by texting the office at 251-325-4854. Just as at your own home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures.

Report any damages or breakage upon occurrence by texting 251-325-4854 in order for the matter to be settled before departure. Damages found by inspection crews upon departure will be billed and full payment for repairs will be collected via credit card.

There is no guarantee on pools, hot tubs, air conditioners, cable, phones, internet service, TVs, VCRs, DVDs, appliances, elevators, etc. NO REFUNDS or rate adjustments will be made for mechanical failures or malfunctioning equipment, although all attempts will be made to correct the situation.

Maintenance visits, real estate agents and contractors may need access to the property.  Every effort to contact your and/or inform you will be made and a form identifying the action taken will be provided at time of visit.  We will try to make arrangements to schedule the visits at a convenient time.

There is a $50.00 service charge to your account if you become locked out of your unit and Gulf Shores Rentals, Inc is called to assist you after hours.  A lost key will result in a $50.00 charge to your account to have the unit re-keyed.

Pets

We love pets, but pets are not allowed in any of our condominium properties.  Any pet or evidence of a pet found on premises is cause for eviction and forfeiture of rent.  Please contact our reservation agents to find out about select PET FRIENDLY beach houses.  When booking Pet Friendly properties on-line you can opt-out if not bringing a pet.  There is a $150 non-refundable pet fee on all pet friendly properties.  

*Note:  Under The Fair Housing Act (FHA) a service animal, for example a guide dog that is for the visually impaired, can stay in any short-term rental property accompanied by a letter from a medical doctor and proper legal paper work and identification.  An assistance animal, for example an emotional support pet, does not constitute the provisions under the short-term FHA regulations and cannot stay in a short-term non-pet friendly property. 

Check-In Location

Check-in instructions will be sent to you before arrival. 

Check-In Time

Check-in begins after 3 p.m.

Early check-ins are granted only when the property is clean and ready and with the understanding that inspectors, maintenance, and real estate sales agents have the right to enter the property without announcement between the hours of 10:00 a.m. and 3:00 p.m. If this is not conducive to you and your party, it is best to adhere to the 3 p.m. check-in time.

Due to extra cleaning required; some check-outs may delay check-in.  No guarantee is made that properties will be cleaned by 3 p.m.  Keys/codes to the property will not be released until the unit is cleaned and inspected. 

Check-Out Time

Check-out time is before 10 a.m.

Take advantage of our Express Check-out Service by texting 251-325-4854.  Please referencing your name, property and unit number - if you have keys leave them on counter and our housekeeping will take care of the rest.  DVDs must be returned to the movie kiosk.  

  • Leave property reasonably clean and in reasonable order. Note: Additional cleaning charges may apply.
  • Leave kitchen items clean.
  • Remove trash from unit and dispose of all trash in proper trash receptacles.
  • Leave all beds unmade.
